Taxes Up, Taxes Down ... What Does It All Mean?

A look at the combined impact of the various budgets proposed by area entities.

The township and county say their budgets have no tax increase, the local school district reports a $98 increase for most residents, which will be partially offset by a decrease in taxes for the regional high school.

What's it all add up to? We compiled the various proposals to see how it might affect residents at several different assessment levels.

An important caveat to the calculations: Warren adjusts property assessments each year, so your property may be assessed at a level higher or lower than last year's assessment. The calculations are based on a 2 percent increase in assessments (figures used by local administrators), and the current budget proposals, which are subject to further changes in the event of voter defeat (in the case of the school budgets) or at public hearings (for the township budget). The rates are estimates only—no tax rates for 2011 have been set, but are based on the amounts to be raied in local taxes in the various budgets and the total of assessments for Warren Township set by the county.

The tax totals does not include library and open space taxes.  The tax totals for 2011 assume a 2 percent increase in assessment, so the property assessed at $300,000 in 2010 is assessed at assessed at $306,000 for 2011. Property assessments may vary for individual properties.
